Why Professional Home and Property Watch Matters
Having a friend or neighbor “Keep an eye on things” as a favor may seem like a good idea until a serious issue arises, a pipe bursts, the AC stops working, preparing for storms and hurricanes, or a rodent/pest issue, which requires immediate action to remedy. Your property quickly becomes an imposition to that friend or neighbor, and do you really want to strain that relationship? It is easy to think that they don’t mind…and they probably don’t. Until something goes wrong. They may have great intentions, but sometimes they will get there when they get there.
What’s Included in a Home Watch Service
-
Regular Inspections – Interior, exterior, outbuildings, and boats (if applicable).
-
Early Problem Detection – Spot issues like leaks, mold, rodent, pests, or damage before they escalate.
-
Security Checks – Ensure windows, doors, and access points are secure; monitor security systems if requested.
-
Maintenance Oversight – Landscaping, pool care, AC checks, and more.
-
Rental Turnovers – Confirm property condition between guests; cleaners don’t always catch functional issues.
-
Tenant Oversight – Verify long-term renters follow your rules and haven’t made unauthorized changes.
-
Enhanced Security – Create the appearance of occupancy by rotating lights, collecting mail, and varying visit schedules.
-
Emergency Response – Rapid action after storms, leaks, or emergencies.
-
Vendor Coordination – Monitor repairs and projects, keeping you updated with photos and reports.
-
Transparent Communication – Reports, timestamped photos, and direct communication.

Protect Your Insurance Coverage
“Could your insurance deny a claim if your home sits unoccupied?”
In Florida, and more and more states, many insurers may reduce or cancel coverage if a home is vacant or unoccupied for more than 30 days (sometimes less). Unoccupied homes carry higher risks — leaks, rodent or pest infestations, storm damage and mold or vandalism often go unnoticed, leading to costly losses.
What this means for you:
Coverage for theft, water damage, or vandalism may be reduced or excluded. Policies can even be canceled or non-renewed if long-term vacancy is discovered. Commercial properties face penalties after 60 days.
How AHPWS helps:
Documented home checks that provide proof of occupancy. Detailed visit logs with photos for your records and peace of mind. Insurance-friendly solutions that help prevent claim denials and protect your investment.
Bottom line: With regular inspections from Attentive Home & Property Watch Services, you may preserve your insurance coverage and be proactive in your property being protected. This is not insurance advice, and you should check with your agent to confirm your policy coverage.
