Florida Home Winter Maintenance Tips

1. Run the A/C—even when it’s cool: Don’t turn it off completely. Set it around 78–80°F to control humidity and prevent mold and musty odors.


2. Check for roof & soffit damage after cold fronts: Winter winds can loosen tiles, flashing, or soffits—often without obvious leaks at first.


3. Flush plumbing weekly: Run sinks, showers, and toilets to prevent dry traps, sewer odors, and hidden leaks.


4. Inspect for condensation & moisture: Cool nights + humid days = condensation. Watch windows, sliders, ceilings, and around vents.


5. Test the water heater: Seasonal homes often have underused water heaters—check for corrosion, leaks, or pressure valve issues.


6. Replace HVAC filters: Even during lighter use, dirty filters restrict airflow and strain the system.


7. Watch for pests seeking warmth: Rodents, ants, and roaches move indoors during cooler months. Look for droppings, nests, or entry points.


8. Check irrigation timers: Winter schedules should be reduced to avoid overwatering, root rot, or mold near the foundation.


9. Inspect exterior seals & caulking: Temperature changes can cause expansion and contraction—small gaps let moisture and pests in.


10. Verify smoke alarms & security systems: Battery issues often show up during cooler months—especially in vacant homes.
